The city of Racibórz lies in the Silesian Voivodeship—one of Poland’s most urbanized and industrialized regions. Situated in the western part of the province, directly bordering the Opole Voivodeship and the Czech Republic, Racibórz combines the advantages of Silesia’s modern infrastructure with the tranquil, green character of a borderland setting.
Covering nearly 75 km², Racibórz ranks among the largest county-seat cities in the region by area. Such an expansive territory offers ample opportunities for growth—both in terms of investment land and the city’s functional urban structure.
Racibórz boasts a well-developed road network, with regional roads passing through the city that connect to the A4 and A1 motorways. Key border crossings into the Czech Republic—such as those in Chałupki and Pietraszyn—are located nearby, fostering cross‑border trade. In addition, Racibórz has functional rail infrastructure, and within a 100 km radius there are several international airports (Katowice, Ostrava, Kraków).
The city offers attractive, fully serviced investment zones, including plots equipped for manufacturing, warehousing, and service activities. The largest concentrations of available land lie in the northeast and western districts—some of which fall within the Special Economic Zone—and close to major transport arteries.
Racibórz’s investment sites feature stable ground conditions, favorable geological structure, and low groundwater levels, all of which facilitate rapid commencement of construction. Parcels range from large tracts suitable for industrial investors to smaller lots ideal for service or logistics businesses.
The site is located in Dąbrowa Górnicza, in the center of the Tucznawa investment area, with an area of approximately 180 ha, including 53 ha covered by the statute of the Katowice Special Economic Zone. The first investor in the Tucznawa area is NGK Ceramics Polska Sp. z o.o., producing ceramic inserts for car engines. Production is planned to start in January 2017. The property is surrounded by forests and agricultural land. In the further neighborhood there are industrial areas (ArcelorMittal Poland S.A., Koksownia Przyjaźń plant JSW KOKS S.A., URSA Polska Sp.z o.o., Brembo Poland Sp.z o.o., Ficomirrors Polska Sp.z o.o.). The nearest housing development is located 450 m north-west of the complex, along the provincial road No. 796 – Idzikowskiego Street. The city center is located southwest of Tucznawa.
The property has a convenient connection with the S1 Cieszyn – Gdańsk expressway, as well as the A4 and A1 motorways. The intersection of the S1 expressway with the national road no. 94 Wrocław – Kraków, 10 km south of the investment area, enables convenient communication within the Upper Silesian Conurbation. Thanks to the proximity of provincial roads, it is possible to quickly get to Zawiercie and towards the Lesser Poland Province. All media available at the border of the investment area.
Racibórz is a dynamic economic hub home to companies across diverse industries—from chemical manufacturing to renewable-energy technologies to food and material production. Notable investors in the city and its vicinity include:
Dozens of small and medium‑sized enterprises in logistics, automation, metalworking, recycling, plastics processing, and advanced business services
Thanks to its stable investment climate, proactive municipal policies, and access to qualified personnel, Racibórz remains an attractive base for both national and international business operations.
