Location

For over twenty years, the Lodz Special Economic Zone has been creating optimal conditions for the development of enterprises in Central and Eastern Europe. Strategic location, access to educated staff and tax incentives have made the Lodz SEZ in the forefront of zones in the world in recent years in the ranking prepared by the FDI Magazine (part of the Financial Times group). The Lodz Special Economic Zone covers the Łódź Voivodeship, part of the Mazowieckie Voivodeship and the eastern part of the Greater Poland Voivodeship. Location in the center of Poland at the intersection of two highways A1 (north-south) and A2 (east-west), two international airports located in its territory (Warsaw and Łódź) and an extensive cargo rail network, including the Poland-China railway connection (Łódź -Chengdu), give the Lodz Special Economic Zone huge logistics potential.

The Lodz SEZ provides support in the form of CIT or PIT exemptions from natural persons conducting business activity. By investing in the SEZ, an entrepreneur may benefit from income tax exemption in the amount of up to 55% of eligible investment costs. The exemption is valid for a period of 10 to 15 years depending on the selected location.

The advantage of the zone over other forms of public aid for the investor is the wide range of supported activities. The support in the Zone can be used by enterprises from the manufacturing industry, modern business services (BPO / SSC / IT) and those engaged in R&D.

Specialists working in the zone offer assistance at every stage of the investment process, supporting entrepreneurs in making key decisions.

The Lodz Special Economic Zone is not only an income tax exemption. Over the years, the zone has enriched its offer with additional services and activities resulting from the needs of investors. One of the projects was the opening of the Automation and Robotics Technical School and launching of the Strefa RozwoYou project, offering financial support for training for employees of micro, small and medium-sized enterprises. Lodz SEZ is also the author of acceleration programs for startups: Startup Spark and S5-Akcelerator Technologii 5G. Both initiatives combine the potential and creativity of innovative SMEs with the experience, resources and infrastructure of large enterprises. The latest project of the Lodz Special Economic Zone in the area of ​​supporting innovation is the IoE Hub, a technology innovation hub established in cooperation with CIC Warsaw (Cambridge Innovation Center) . The Lodz Special Economic Zone through IoE Hub will create networks of connections between innovators and business, support and implement innovations on the startup-industry line, and educate in the field of the fourth industrial revolution.

3 investment areas

Lodz SEZ promotes its top investment areas for sale. The sites are of different size and purpose, all of them located in one of the most attractive regions in Central Poland. Presented investment areas have access to basic technical utilities.

Lodz South Investment Area (Ksawerów)

31 ha and 12ha

Sites are located in Ksawerów commune which is adjacent to the city of Łódź from the south. The area has a convenient connection to the express roads S14 and S8 (to Wroclaw)- 1 km away. Sites perfect for production, warehouses and services with a possibility of social, technical and administration building. There is existing access road (asphalt surface with at least 7 m wide) adjusted for heavy trucks. The road will be extended and together with a roundabout will create a northern access to the property and express road S14. There is also a railway siding 6 km away and airport in Łódź Lublinek – 10 km away. The motorway A1 is about 15 km away. This is one of the fastest developing investment areas. German company Miele and Japan manufacturer from automotive sector – Nippon Seiki – has already chosen this location for its investments.

Lodz West Investment Area (Konstantynów)

2,2 ha

Konstantynów is a city in the Lodzkie voivodeship, in the Pabianice poviat, situated on the Ner River and is part of the Łódź agglomeration. The city adjoins the border of the city of Łódź from the west. Site for industry as well as for services. National road is 5 km away and motorway A2 is 20 km away. There is express road S-14 under construction 1.5 km from the site. Railway siding and track are 5 km away. International airport is 3 km away. Clariant Masterbatches, a world leader in the production of color concentrates, auxiliaries and solutions for the plastics sector, has chosen this area for its investment.

Lodz East Investment Area (Olechów)

5,6 ha

New industrial district with perfect infrastructure in the neighborhood of other industrial buildings and companies (Dell, Hutchinson, Ceri). Real estate is located 1.5 km from the Łódź-Wschód junction on the A1 motorway. It is located in the eastern part of the city. An investment plot with a valid zoning decision for production and service purposes. In spatial development study this area is marked as industrial and warehousing. Railway track is available near the plot. In the area there is the biggest in central-eastern Europe cargo container terminal – SPEDCONT in Łódź Lublinek 16 km away.

Lodz North Eastern Investment Area (Stokowska)

3,5 ha


Investment area within the borders of city of Lodz situated in north-eastern part of the city. According to Study of conditions and directions of spatial development of the city of Lodz the plot is located on areas reserved for production and services. Convenient location near the biggest motorways junction – A2 (west-east) and A1 (north – south) in Strykow 14 km away. There is also possibility to access A1 motrway by Nowosolna exit which is 10 km away.

Stokowska Industrial Park

In 2019, the Lodz Special Economic Zone built a production and warehouse hall with social and office facilities, for rent. This investment was a response to the needs of small and medium-sized companies looking for small, ready-for-rent industrial spaces and investors not interested in building their own warehouse and production space.

The facility with a total area of 12,500 sqm. consists of eight modules, each with an area of approx. 1,560 sqm.

Due to the great interest in the industrial space for rent offered by the Zone, Lodz SEZ plans to implement the second stage of the investment by building another hall on the neighbouring plot, with the possibility of adapting it to the individual needs of the investor.

Tax breaks and privileges for investors

Lodz SEZ grants entrepreneurs public aid for the implementation of new investments in the form of income tax exemption within the area of three voivodeships: Lodz, Mazovia and Greater Poland. Entrepreneurs interested in starting a new business in the LSEZ can take advantage of public aid up to 55% of eligible costs of the investment or two-year labour costs.

LSEZ offers comprehensive investor service. Its representatives form a professional team of advisors who support the entrepreneur at every stage of the investment – including after its completion (post-investment care). The support is also provided by the employees of the Office of Investor Service and Foreign Cooperation located in the City Hall in Łódź City.

The real estate tax exemption can be used on the basis of one of the following aid programs, adopted by resolutions of the City Council in Łódź:

I. Regional aid program to support initial investment in manufacturing and service activities and the creation of related new jobs

II. Regional aid program to support initial investments in buildings and structures listed in the municipal register of historic monuments and the creation of new jobs related to them.
